How Our Advertising Fees Work
1) At the end of each month, we will send you a list of the enquiries you have received through our system. Our success-based advertising fee is $10 per booking per night plus GST per confirmed booking.

2) We understand that some enquiries do not result in bookings and so we ask you to correct the information we send to only show those enquiries which actually turned into bookings, and how many nights the stay was for.

3) We will only invoice you when visitors referred through TakeABreak.com.au advertising actually have stayed. We trust that the vast majority of operators will report accurately and will be happy to pay what amounts to a quite small advertising fee. We survey visitors on a random basis to get feedback on quality and check whether the stay happened.

Please note that Take A Break Away Pty Ltd reserves the right to remove any listing without specifying a reason. If a property registers an enquiry resulting in a stay as "no stay" this is fraud and is taken seriously. A property suspected of such fraud will be removed permanently and this decision will only be reviewed if there is a documented change in management.

Once you log into our system or have otherwise actively agreed to our terms and conditions at http://www.takeabreak.com.au/TermsofUse.htm there is a real or implied contract with us, there is an obligation for you to pay our advertising fee once a visitor who was referred from TakeABreak.com.au stays with you.

Logging in
Go to www.takeabreak.com.au/ologin.htm and enter your username and password (if you do not have a username and password, see Adding a new account, below). You will then be able to edit your account details and add and edit information about your properties. The Take A Break owners system also enables you to view and edit bookings and enquiries.

I've forgotten my password - what do I do?
Click here, enter your email address in the last (third) box, click on 'get password' and your login details will automatically be e-mailed to you. If you use more than one email, remember you must enter the email address in your account information.

Adding a new account
If you don't already have an account set up with us, and register for your free listing. To find out more about how our listings work, click here.

Adding a new Property
To add a new property, you must first have an account, if you do not, see Adding a new account, above.

To add a new property to your account click on the “Property” tab at the top of the page (underneath the Take A Break logo). You should see a list of your properties. Click “New” at the bottom of the list to add a new process. This takes 4 steps:
step 1: enter the location and type of property.
step 2: enter rates and facilities for your property.
step 3: enter descriptions - the main text for your property's web page.
step 4: add images for your property - these greatly improve your booking rate.
To complete steps 1 and 2 just enter the information your need and click on “next” at the bottom of the page. Entering descriptions and images is described below.

Once you have successfully entered a new property you will be asked to supply verfication details in order that we can activate your listing on TakeABreak.com.au

Can't Find Your Property?
The quickest way to find your property on www.takeabreak.com.au is to enter your property name in the keywords box on the left and click 'GO'. If your property does not appear, login at www.takeabreak.com.au/ologin.htm and check if you actually have a property listed. You will also need to supply verification documents to us in order for us to activate your property listing on TakeABreak.com.au. You can login to your account, and once you have done this it will list all properties under that account.

Editing a Property
Click on the “Property” tab and select the property you wish to change from the list, then click “edit”.

Entering descriptions
Click on the “descriptions” tab. You can type or paste in text – the most important fields are the “sub heading”, “summary”, which is shown when your property is listed in a search, and “details”. If you enter text into the details box your listing will be considered to be a full listing and you will have your own address (like www.takeabreak.com.au/GrassTreesEscape.htm). Just click “OK” and this information will be live on the web, ready to entice visitors right away.

Insert an image
To upload an image or location map to your TakeABreak.com.au listing click on the “images” tab (you need to have selected a property to edit as in “editing a property” above). Click on the “browse” button next to “add image” - this will take you to your computer where you browse to locate the image on your computer and click “open”. Type a caption in the caption box and then click “Add image”. It's that easy! Once you have selected the image, don't forget to hit the "Ok" button on the image library screen to actually upload the image.

Where do I get images from?
You will need to have the images you want to upload already stored on your computer hard drive. If you have some digital or scanned images, put these in a convenient location on your hard drive. If you have images that you already own the copyright to on another website, you will need to download these to your hard drive before you can load them onto Take A Break. You can only use images of the following types: .gif or .jpg or .jpeg. If your image is of another type you will need to open it in a graphics package such as Windows Paint or Photoshop and save it as the correct type.

Can I use images I have on another website?
If you own the copyright for images on another website, then you can use them on Take a Break. You will need to copy the images to your hard drive. To do this, go to the image on the other website and place your mouse over the image. Right click with your mouse and select the "Save image as" option. This will allow you to save a copy of the image to your hard drive. Do this for each image you want to use.

View and edit bookings and enquiries
Click on “availability and enquiries” to view, edit and add owner bookings, or to confirm tentative bookings. To see the details for a booking or enquiry, click on the booking reference.

Update your calendar
Where your property will be unavailable for any reason (repairs, bookings from other sources, etc) just go to the "availability & enquiries" tab, select the dates and click on "no vacancies". These dates cannot be selected by an enquirer. To unblock dates just select the dates and click 'Unblock dates'.

Alternatively, you can update your calendar when you respond to an enquiry. After you respond to the enquiry, the next page will show your calendar. Just select the dates and click 'no vacancies' to block the selected dates or 'unblock dates' to unblock them.

How Do I Update My Property Details?
You can login at any time to update your property details by going to http://www.takeabreak.com.au/ologin.htm 

If you are fully booked you just log in, at http://www.takeabreak.com.au/ologin.htm select the dates and click on 'no vacancies' - you will then receive no enquiries for these dates. We have worked hard to make this process quick and easy, and we will continue to improve it as we get more feedback.

You can add information for as many properties as you like through one account. Each property will have its own web page and booking calendar. Please see www.takeabreak.com.au/GrassTreesEscape.htm as an example.
