Delightful split-level accommodation within 15 minutes walk of Victor Harbor town centre and the beach. Set on a hillside on a corner allotment and surrounded by established native gardens. Ideal quiet getaway for couples or a small family.

Comprises downstairs an open plan kitchen/dining/lounge area, bathroom, toilet, laundry and second bedroom. Open plan lounge area is complete with large modern U-shaped couch, 42" LCD TV, DVD, MP3 player & ipod dock.

Upstairs is the master bedroom, adjacent to a mezzanine sitting area. The master bedroom has its own parent's retreat, complete with 26 inch flatscreen LCD TV with built in DVD.

The mezzanine sitting area has a cane day/night lounge and coffee table. Ideal spot to relax, read or play the board & other games provided.

Double glass sliding doors (fitted with privacy/sun-shield blinds) downstairs open out onto an extensive timber deck area with a sail shade roof, gas BBQ and outdoor setting.

The back yard is fully enclosed and landscaped. There are two other courtyard areas - both with all-weather seating. A carport to the side of the house provides undercover parking.

The house features a split reverse cycle air-conditioner on each level. And, there are ceiling fans in each bedroom and on the mezzanine. The downstairs bedroom also has its own wall mounted IXL heater with safety cut-out.

The kitchen has a full-size fridge, dishwasher, 4 burner gas cook top, electric fan-forced oven, microwave and filtered drinking water. It is well-equipped with pots, pans, crockery, cutlery & serving ware. Electric frypan, electric sandwich maker, bamix and a wide range of kitchen utensils also supplied.

The bathroom is downstairs and has a bath and separate shower alcove. There is a large mirror above the vanity unit and a wall-mounted heater. The toilet is located in the room adjacent to the bathroom.

The laundry is equipped with a front load washing machine and a dryer.

There are 2 undercover courtyard area outside with seating.

Attractions

Catch a horse-drawn tram to see a colony of penguins, or walk across the Causeway and around scenic Granite Island. Watch whales (in season), seals, dolphins & sea lions. Taste wine at any of the region's 60 cellar doors. Visit the Alexandrina Cheese factory for tastings or fabulous milk drinks. Walk sections of 1,500kms of nature trails or ride the bike trails. Indulge in local produce such as venison, yabbies and crayfish or simply enjoy the local cafes and restaurants.

Whether its coastal walks, beach activities, camel rides, bike riding, boat cruises or parasailing - the Fleurieu Peninsula has something for you. For the children & young at heart visit Greenhills Adventure park, Smallville Miniature Village, Steam Ranger Cockle Train, Encounter Coast Discovery Centre, Urimbirra Wildlife Park or book a fairy penguin night tour.
