This large, absolute waterfront property is in an ideal position on the keys of Sussex Inlet. With fabulous views across the waterway and the added privacy of a small island and grassy reserve next door, you will find it hard to look past this home.

This property offers two living areas, three bedrooms, a three way bathroom and a separate dining room, and second shower and toilet in the laundry. An excellent large fully enclosed outdoor b.b.q room on the water. This room has been set out well with full-length glass windows to take advantage of the view - great for the evening BBQ and relaxing times.

This well positioned home also has its own large jetty and drive through access to the boat ramp.

*PLEASE NOTE - This property is currently for sale. The rates for this house HAVE ALREADY BEEN DISCOUNTED FOR ANY INCONVENIENCE - Tenants must allow agent access for sales purposes.

BOOKING CONDITIONS
1.A 50% deposit & $20.00 booking fee are required within 5 days of making a tentative booking - Payment of deposit constitutes tenant acceptance of Booking Conditions.
2. Balance of rental must be paid prior to occupancy. Receipts for payment by cheque or direct deposit issued subject to clearance.3. Advance bookings are subject to change without notice.4. A cancellation fee of $100.00 will apply: a) If the property is re-let for the total period formerly booked by you, the cancellation fee only will be charged and the balance refunded.
b) If the property is NOT re-let for the total period formally booked by you, all monies paid by you will be forfeited.c) *No cancellation fee will be charged if notice to cancel is given within 7 days from the date of the confirmation letter.5. On your arrival day, check in time is 2p.m. & premises must be vacated by 10a.m. on departure day irrespective of time of arrival. Keys can only be collected from our office after 2p.m. on day of arrival.Fees may be charged for collection of keys outside of office hours.6. If you are arriving after office hours & wish for the keys to be left in a pre-arranged place it is your responsibility when booking to arrange for your late arrival.A locked security box is located at our office, a code will be given to you on full payment prior to arrival, so keys can be retrieved after hours. Reconfirm these details between 9a.m. and 4p.m. on your arrival day along with your estimated arrival time. 7.Disturbance to neighbours,including excessive noise is prohibited & may result in termination of tenancy.8. Parties & Functions are strictly prohibited. The rental charged is for domestic use only & not commercial use.Accordingly, this rate does not allow for the extra wear associated with functions in terms of cleaning,garbage removal, wear & tear, repairs etc., Use contrary to this may result in termination of tenancy 9. Number of persons occupying premises are restricted to the number of people shown in Holiday Guide & Internet advertising

9.Cont'd.. (Extra guests are not permitted and WILL BE EVICTED - as will those who are booked to stay.) Breaching this condition may lead to additional charges.10. NO PETS are allowed on the premises (unless by prior arrangement in writing).11. If the property does allow dogs, you are required to Flea Bomb the inside of the house & clean all dog droppings before vacating. Flea bombs are available for purchase from our office. Failure to do so may result in the house requiring professional pest control treatment – Charges Will Apply.12. Premises are let on the condition that they are kept clean & tidy at all times & are left in a clean & tidy condition when vacating. Please ensure that kitchen & bathroom surfaces are clean, all floors are vacuumed, washing up is done & put away, all garbage bins are emptied & Otto bins must be placed on the curb. Please take excess garbage to the local waste depot located in Springs Rd. Charges will apply for disposal of excess rubbish left at the property.13. We hope you catch plenty of fish, but please clean them at the boat ramps, NOT at the premises.
14. NO provision can or will be made for relocating to another premises other than on the basis that the rental due be forfeited and full rental on the new premises is paid prior to occupancy.15. Damage, Breakages, Theft and Loss are the tenants responsibility during their stay and NO responsibility is taken for tenants’ personal property left on or in the premises.16. Any breakages, damage or lost keys must be reported as soon as possible & paid for. If any repairs are needed, L. J. Hooker Sussex Inlet should be notified immediately. The tenant agrees to allow the agent or their nominee to enter the premises to arrange necessary repairs.17. Tenants must provide bed linen, towels, tea towels, toilet paper, detergents garbagebags. Waterproof mattress protectors must be provided for childrens beds where needed.18. All properties are described as accurately as possible and are all spoken by in good faith.
