Bed & Breakfast


Sanda House is the oldest house in Orford (heritage listed). The original kitchen was built in 1825 (now the Rose room) and the main house in 1840.

Known locally as the old Post Office (1876-1940) it is nestled in an acre of cottage garden, chooks, orchard and vege patch. The house is built from local field and sandstone - very romantic and private, esp the Rose room.

Four bedrooms (Rose, Jasmine, Mulberry & Wisteria) have been set aside for guests, each furnished with our collection of antiques, with all the comforts, but the original colonial look and feel.

The Rose room (Q) has a wood fire and was originally the kitchen and the large open fireplace is still there. View over cottage garden.

The Mulberry (Q), slightly newer feel (1950), carpeted, ensuite, heating, own exit, view of bay, fenced courtyard.

The Jasmine (Q) is one of the original bedrooms as is the Wisteria (2 single beds.) These charming rooms are ensuite, heated, original wood floors & stone walls and look across back garden with a glimpse of the bay.

All rooms have heating, tea/coffee, reading lights, TV, own bathrooms and (due to the stone walls) are quiet. The guest lounge has reading matter, local history, music and board games. Breakfast, in the dining room in front of the fire, includes our own bread, jams and fruit, plus cereal, yoghurt, filter coffee.

Things to Do


Spend a day on historic Maria Island. 10min to ferry. On the island you can walk to the old township, museum, and observe the varied wildlife. Longer walks for the energetic.
Closer to home: visit The Thumbs lookout, do the cliff top, beach & forest walks, river walk along the Old Convict Road. 10min walk to best pizza and pasta ever, made with local produce. 10min drive to craft shops. Golf, bowls. Local scallops, oysters and crayfish (in season)in eateries. Birdwatching. Read in the garden - have a drink and a yarn on the verandah at the end of the day.

Where we are...


Sanda House is 50 mins from Hobart Airport on the Tasman Highway. As you enter Orford, turn right at the bridge into Charles St. Proceed 500 mt to the end of Charles, see our sign and make a sharp left turn into Walpole St. Look for the big old stump with our sign on it.

Use us as a base for day tours. Save unpacking every night! We are halfway between Port Arthur and Freycinet National Park and 45 mins to the historic town of Richmond and Hobart Airport.
