Unique themed 1860s stone cottage.

Bedrooms: Base rate is for 1 couple staying. Ideally suited to a romantic break.

3 themed bedrooms with 1 queen-size bed, 1 KING bed and 1 double bed. One has a seaside theme. One has a Florentine theme. One has a cottage theme. There is also a delightful single bedroom with ensuite bathroom that overlooks scenic views of gum trees and the hills beyond the Bungala River. The single bedroom has two doggy doors for small and medium sized dogs. Another bedroom has 2 single beds. Rooms not booked are locked.

Living Room: Huge open fireplace for warm wood log fires in winter (wood provided), reverse cycle refrigerated air conditioner. 50" Plasma TV/DVD/Video & CD player/radio, iPod dock. DVD library. 2 x 3 seater large sofas.

Kitchen: dining table, microwave, gas oven/hotplates, full sized fridge/freezer, gas space heater.

Food: Bring your own. Tea/Coffee provided. Generous breakfast hamper for cooked breakfast available for $30.

2 Bathrooms: A modern bathroom with deep bath, toilet & basin that is ensuite & another modern bathroom with separate shower & second toilet. There are laundry facilities with new front loader washer & a clothes line.

Pet-friendly Roseheath House was fabulous!

How wonderful to be able to holiday with our pet dogs. They loved sleeping in front of the fire. Such high quality accommodation and pet-friendly too - It is unique.

A fabulous unique property. We didn't want to leave! Stunning!

At night I marvelled at the millions of stars in the sky.

We fed the family of magpies and we were enchanted by the native finches and wrens.

This cottage has so much character, I adored it.

Locality & Attractions


On the Fleurieu Peninsula and just over an hours drive from Adelaide and 20 minutes drive from the Kangaroo Island ferry terminal. Roseheath House is a stone settlers cottage in a classic Australian country town and is a perfect base from which to explore the Fleurieu Peninsula.

Beach, birdwatching, bushwalking & wilderness, fishing, golf, great rural views, honeymoon, luxury, romantic getaway, whale watching, wine appreciation, winter holiday, summer holiday, arts and crafts. Close to Normanville, Yankalilla and Lady Bay.

Ideal for lazy days.

The Shrine of Our Lady of Yankalilla - On August 24 1994 an image of the Blessed Virgin Mary appeared on the wall of the Anglican church in Yankalilla, about one hour's drive south of Adelaide. Since 1996 pilgrims have been coming to this church from all over the world. Yankalilla is the world's newest Marian Shrine. It is also the second known apparition of Mary in an Anglican church. The church has become almost as famous for an unusual series of events around the shrine as it is for the Apparition itself. Holy Water is available from the Shrine Well, and visitors are welcome to attend the Shrine Mass for the sick each Sunday at 1400.

Sister Mary Mackillop's school opened 1867 is nearby and 5 minutes easy flat walk.

Its a wonderful half hour country drive across the beautiful Inman Valley to Victor Harbor and all the hustle and bustle attractions, whale watching and more surfing and cute seaside and riverside villages.

A rare stone cottage with interior stone faced walls that are 3 foot thick in places. A huge 'Ponderosa' stone fireplace. Thick beamed ceilings. Formerly the Blacksmith's cottage and originally built back in the 1860s.

Holiday Cottage


Note this is a 'Holiday Cottage' and not a B&B.
*Food and meals are not provided. *Please bring your own food & toiletries.
*No outdoor fires due to rural location.
*Check in strictly 2PM onwards.
*Departure by 10AM.
*Due to the high demand for our accommodation the check in/check out times cannot be extended or varied. Thank you for your understanding.
*Base rate is for 1 couple sleeping in 1 queen bed and unless booked, other bedrooms are locked.

*No smoking indoors.
*Guests must adhere to South Australian fire season laws.
*Wood fires indoors are allowed in the depths of winter only.

These provisions are left at the cottage:
-2 rolls toilet paper
-1 cake of soap
-dishwashing detergent
-firewood for your first night is supplied inside the cottage - for longer stays charges for wood will apply (on application)

Any other provisions that you require for your stay must be brought along by yourself. Emergency provisions of useful items are left at the cottage but if you use them please replenish them before you leave to avoid further charges.

*A cleaning fee applies to all stays and this is not negotiable. The small fee covers basic cleaning and tidying up such as laundering linens used and general presentation. The cottage must be left clean and tidy without damage to avoid further charges and a vacuum cleaner, broom, mop and cleaning products are provided to keep the cottage in a good clean state. 'Guests behaving badly' will be reported to the industry.

*Only paying registered guests permitted on the property. No parties allowed.

Yankalilla is known for its populations of white cockatoos and these can be regularly seen and heard in the area and in the trees on the property. Black yellow tailed cockatoos are also regularly seen flying over and heard. There have been some reported sightings of the rare red tailed cockatoos also. Kookaburras regularly visit the property and sit in the trees. Magpies abound and there is a very tame 'Mrs Magpie' who visits the property regulary and we have seen her raise several generations of young. Blue wrens are often seen and although a very shy bird will hop onto a window sill and amuse you for hours. Note that if dogs or cats are present the birds are shy and tend to stay away. Binoculars can be made available if requested at time of booking.

PETS POLICY FOR ROSEHEATH HOUSE: We are pet friendly. We know they are important to you! Please let us know prior to arrival if you are bringing pets. Up to two small to medium sized vaccinated, flea free, wormed dogs are welcome with prior approval. They must be toilet trained if you bring them indoors. There are two 'doggy doors' for small and medium sized dogs. There is an undercover secure back verandah. Dog kennel available. Large extremely obedient, quiet and well trained dogs are welcome outdoors with prior approval. Large dogs are not allowed indoors unless under supervision. Dogs are not allowed in the bedrooms. Reptiles, rodents or other exotic pets are not welcomed. You must clean up after your dog (outside and indoors) and restrain dogs from barking - this is often achieved by owner merely being present and soothing their animals.

Cats: Huge luxury cat scratching post with two cat houses.

Winter Holiday


Log fire.

There is a huge open fireplace in the living room for wood fires and wood is supplied for your first night. The fireplace in the bedroom is NOT to be used due to location close to bed linen. For longer stays of more than 1 week, where guests intend to have many wood fires, a rate for the supply of firewood can be quoted. Guests intending to have wood fires will need to collect their own wood from the wood pile in the garden. Some good old fashioned wood chopping may be required! Firelighters can be purchased by guests at the nearby supermarket. Wood fires are never to be left unattended. Please note that indoor wood fires are only allowed in the depths of winter. BBQ's are permitted outdoors only in the Weber BBQ.
