This gorgeous 2 storey modern family home is situated just 200m from peaceful Boat Harbour beach - ideal for young children, offering calm waters on an uncrowded sandy bay.

The house has 3 large bedrooms and 2 bathrooms and guest toilet and can comfortably sleep up to 6 A spacious open plan layout with large windows for capturing the cool sea breezes and featuring beautiful polished timber floors, the modern well equipped kitchen and dining area opens onto outdoor dining and entertainment decks. A pretty courtyard front garden and a large enclosed rear garden offers plenty of space for the children to play.

A comfortable lounge room with LCD TV, DVD, Foxtel upstairs is complimented by an additional TV/family/playroom downstairs leading to the garden.
Here you will also find a paved entertainment area with BBQ, outdoor dining facilities, and outdoor shower.

There is parking for 2 cars and a boat on the driveway, and launching facilities at Boat Harbour Beach.

Locality

Situated between the surf beaches of Birubi and One Mile, Boat Harbour provides a tranquil alternative for beach lovers. Surrounded by National Park it is a great location to explore, with walking tracks leading to adjacent beaches, rock pools and wildlife habitats.

Local attractions include whale and dolphin watching, surfing, swimming, sand boarding, 4WD on the dunes of Birubi, golfing, rock and beach fishing, diving, parasailing, quad biking, horse riding, camel riding, boating, sailing, tennis,
cinema, tobogganing, bush walking, wineries, wildlife park, swimming pool.

Shops in Anna Bay are just a short stroll or 2 minute drive away for the essentials or 5 minutes to Salamander Shopping Centre with major stores such as KMart, Target, Coles and Woolworths. Nelson Bay, with its Marina, boutiques, restaurants and cafe's, Dolphin Watch Cruises and other water sports is just 7 minutes from Boat Harbour.

Luxuriously furnished throughout and offering a queen bedroom with ensuite bathroom, and combined with a double bedroom, twin bedroom and family bathroom downstairs, this home is perfect for 2 families or a family and grandparents.

Please note that as the property is over 2 floors, there are internal stairs without a stair gate, therefore families with crawling babies or toddlers should bear this in mind.
